Presidente del Directorio Integrante de la alta Gerencia de la organización y por la cual parten las ideas de incursionar en nuevos mercados y negocios alineados a las estrategias de la empresa. Las decisiones a este nivel son de suma importancia y pueden cambiar el rumbo de la organización.
Gerencia General
Forma parte integrante del Directorio y es el encargado de aterrizar y dirigir todos los acuerdos tomados por el presidente del directorio. Tiene un nivel de decisión muy alto en el interior de los proyectos de la empresa.
Área Comercial Encargada de las transacciones, compras y ventas de los productos de la empresa. Brinda soporte a la Administración, a través del asesoramiento al usuario final para adquirir el producto.
Área Marketing
Impulsa la imagen del proyecto generando buenas expectativas del producto final a los potenciales usuarios. Brinda soporte a la Administración a través de la captación de clientes.
Área de Sistemas
Supervisa, garantiza e implanta sistemas de información de todas las áreas de la empresa en funciones de los objetivos del proyecto. Brinda soporte al personal técnico especializados dentro del desarrollo del proyecto.
Área Administración y Finanzas
Al Departamento de Administración y Finanzas le corresponde gestionar, administrar y controlar los recursos financieros, de personal, tecnológicos, de adquisiciones, infraestructura, logística y Bienestar, para lo cual debe velar por la correcta formulación y ejecución presupuestaria.
Contabilidad
La función primordial consiste en que el sistema contable este orientado fundamentalmente a obtener Estados Financieros e información financiera basada en los logros y ahorros del proyecto, el cual constituye un elemento importantes para la toma de decisiones.
Recursos Humanos
Encargada de la captación del personal adecuado e idóneo para desarrollarse dentro de las funciones encomendadas, de la misma manera que vela por su bienestar y desarrollo profesional dentro de la organización.
Logística
Área encargada de la gestión de los flujos físicos (materiales, acabados, etc.), se encarga fundamentalmente en colocar los productos adecuados, en el lugar adecuado, en el momento preciso y en las condiciones deseadas; generando así un valor importante al desarrollo del proyecto.
Legal
La finalidad de este departamento es atender los asuntos legales que surjan respecto a las actividades de la organización y del proyecto, a sus normas internas, y a su relación con terceros.
Proyectos
En esta dependencia se realiza la estimación del esfuerzo necesario para llevar a cabo el proyecto, selecciona la estrategia de desarrollo, determina la estructura del mismo seleccionando los procesos principales métricos que lo integran, fija el calendario de hitos y entregas y establece la planificación del proyecto.
Post-Venta
Se encarga de promover esfuerzos después de la venta para satisfacer al cliente y, si es posible, asegurar una compra diferida. Gestionar al cliente luego de transferido el proyecto al usuario final.
Control de proyectos El departamento de Control de Proyectos tiene la finalidad de evaluar, administrar y programar los proyectos de inversión en la parte física y financiera de los mismos.
Ingeniería
Se encarga de realizar el seguimiento del proyecto para desarrollar soluciones. Para ello el departamento de ingeniería debe identificar y comprender los obstáculos más importantes para poder realizar un buen proyecto.
Junta de Accionistas Es el órgano de gobierno de la propiedad de la empresa y es, por tanto, un órgano de administración y fiscalización de la marcha de la empresa. A este nivel se toman todas las decisiones importantes de la organización y que pueden o no afectar o beneficiar a los proyectos.
Staff
Es el personal técnico de alto nivel encargado de la ejecución física del proyecto, sus decisiones son estrictamente técnicas que se desarrollan dentro de la ejecución.
Capataces
Personal técnico subordinado y con capacidad de líder, se encarga de dar seguimiento y cumplimiento a las tareas encargadas dentro de la ejecución física del proyecto. Tienen a su cargo a un grupo de trabajadores obreros.
Obreros
Personal obrero subordinado. Se contrata de manera temporal para funciones específicas dentro de la ejecución física del proyecto.
Inversionistas
Los accionistas tienen un papel importante en los aspectos de financiación, de operación, de gestión y control de una empresa.
Banco BCP
Es la fuente crediticia que brinda las oportunidades de compra a los potenciales clientes. Es el organismo encargado del financiamiento del proyecto.
Vecinos 1
Propietario de vivienda colindante ubicado en la Av. Del Ejército. Esta vivienda consta de una vivienda unifamiliar de aproximadamente 25 años de antigüedad.
Es un stakeholder de suma importancia y con impacto negativo debido a las molestias que se le ocasionaran durante la ejecución del proyecto, y que a su vez es necesario contar con su conformidad al momento de la transferencia del proyecto.
Vecino 2
Propietario de la vivienda colindante ubicado en la Calle Ruperto Torres. Esta vivienda consta de una vivienda unifamiliar de aproximadamente 15 años de antigüedad.
Vecino 3
Propietario de la vivienda colindante ubicado en la parte posterior al edificio.
Es un terreno vacío, sin habitar.
Servicio Técnico “Taurus”
Servicio técnico, que realiza reparaciones de electrodomésticos. Este negocio alquila un local del vecino colindante ubicado en la Av. Del Ejército.
Vecinos de la Calle Ruperto Torres
En la calle Ruperto Torres, se encuentra un edificio de 4 pisos que se ubica al frente de la obra, el resto de viviendas son unifamiliares de 2 pisos en su mayoría.
Vecinos de la Calle Punta Negra
Está calle se ubica a espaldas del proyecto, en esta calle se encuentran en su mayoría edificios de 4 pisos.
Vecinos de la Avenida Ejército
Las casas de la Av. Del Ejército son casas de 2 pisos en su mayoría.
Inkari Hotel
El hotel Inkari se encuentra en la Av. Del Ejercito y se ubica al frente del Proyecto.
Hotel consta de 10 pisos, cuenta con muro cortina. Las molestias que pudieren afectar el negocio son el ruido y la polución generada durante la construcción.
Panadería “Don Mario”
Panadería que se encuentra en la Av. Del Ejército y se ubica a una cuadra del proyecto.

Bodega Johana
Bodega que se encuentra en la Av. Del Ejército y se ubica a media cuadra del Proyecto, se originarían molestias de tráfico al negocio ya que la Av. Del Ejército se llegaría a congestionar durante la etapa de construcción del proyecto.
Peluquería “K´Bellos”
Se encuentra ubicado en un local de un vecino colindante al proyecto.
Restaurante “Limón Pez”
Restaurante ubicado al frente del proyecto en la Av. Del Ejército. Los problemas que originaríamos como polución y ruido, podrían afectar la concurrencia de clientes.
Ferretería “Kalifa”
Ubicado a media cuadra del proyecto, en la Av. Del Ejército. La ferretería podría verse beneficiado durante la ejecución del proyecto, ya que las compras menores por parte del proyecto se realizarían en dicha ferretería.
Farmacia “Inkafarma”
Ubicado a una cuadra de Av. Del Ejército, la polución y ruido provocado por congestión vehicular, afectarían al negocio de venta de productos farmacéuticos.
M&M Consultores
Proyectista encargado de la elaboración y consultoría del Diseño del estudio de Suelos del proyecto; su participación rige desde el diseño del proyecto.
SEINTEC
Proyectista encargado de la elaboración y consultoría del Diseño de Estructuras del proyecto. Su participación es más activa ya que ingiere dentro del diseño y ejecución física del proyecto.
De la Piedra Arquitectos Proyectista encargado de la elaboración y consultoría del Diseño de Arquitectura del proyecto. Su participación es más activa ya que ingiere dentro del diseño y ejecución física del proyecto. Trabaja en conjunto con el área comercial y marketing, sobre todo en la etapa final de acabados.
FMT Ingenieros SAC Proyectista encargado de la elaboración y consultoría del Diseño de Instalaciones del proyecto. Su participación es más activa ya que ingiere dentro del diseño y ejecución física del proyecto. En algunos casos, suelen realizar gestiones en beneficio del desarrollo del proyecto con las EPS de Energía y Agua.
ESSAC (Engineering Services SAC) Proyectista encargado de la elaboración y consultoría del Sistema de Seguridad, esta puede presentarse desde el inicio y durante la ejecución del proyecto.

EFFIZIENZ PERU
Proyectista especializado en estudios de consultoría del tráfico vertical dentro del edificio. Su participación rige desde el diseño y la ejecución del proyecto.
Alcalde
Principal autoridad del Distrito de Magdalena del Mar. Políticamente interesado en el desarrollo del distrito
Gerencia de Desarrollo Urbano
La Gerencia de Desarrollo Urbano es el órgano encargado de ejecutar y actualizar el Plan Integral para el Desarrollo Urbano del Distrito considerando el ordenamiento territorial, en concordancia con las normas nacionales.
La Gerencia de Desarrollo Urbano, para el cumplimiento de sus funciones tiene a su cargo las siguientes unidades: Unidad de Licencias Comerciales y Autorizaciones, Unidad de Planeamiento Urbano y Catastro, Unidad de Obras Privadas.
Gerencia de Fiscalización
Tiene como finalidad velar el cumplimiento de la construcción del proyecto de acuerdo a las licencias otorgadas por la Gerencia de Desarrollo Urbano, así como también fiscalizar el cumplimiento de las normas de seguridad en el proyecto.
Dirección General de Transporte Urbano (DGTU)
La Gerencia de Transporte Urbano de la Municipalidad Metropolitana de Lima, es la entidad encargada de planificar, regular y gestionar el tránsito urbano de pasajeros.
Entre sus funciones está en promover el desarrollo e implementación de planes de movilidad urbana sostenible, de seguridad vial y gestión del tránsito con el propósito de elevar la calidad de vida de los habitantes de Lima Metropolitana.

SUNAFIL
Superintendencia Nacional de Fiscalización Laboral, es el organismo que se encarga de supervisar el cumplimiento de la normativa socio laboral, ejecutando las funciones de fiscalización dentro de su competencia.
Dirección de Impacto Ambiental
Dirección que pertenece al Ministerio de Vivienda, Construcción y Saneamiento. Tiene como función velar que se cumpla el EIA (Estudio de Impacto Ambiental). Documento que es presentado por la empresa Inmobiliaria y Constructora Marcan S.A como requisito para obtener la licencia de construcción.
SUNAT
La Superintendencia Nacional de Aduanas y de Administración Tributaria, es un organismo técnico y especializado, con patrimonio propio y goza de autonomía funcional, técnica, económica, financiera, presupuestal y administrativa.
Son funciones y atribuciones de la SUNAT: Administrar los tributos internos del Gobierno Nacional, así como los conceptos tributarios y no tributarios cuya administración o recaudación se le encargue por Ley o Convenio Interinstitucional entre otros.
SUNARP
La SUNARP, es un organismo descentralizado autónomo del Sector Justicia y ente rector del Sistema Nacional de Registros Públicos. Tiene entre sus principales funciones y atribuciones, el de dictar políticas y normas técnico – registrales de los registros públicos que integran el Sistema Nacional, planificar, organizar, normar, coordinar y supervisar la inscripción y publicidad de actos y contratos en los Registros que conforman el Sistema.
SEDAPAL
Servicio de Agua Potable y Alcantarillado de Lima, es una empresa estatal de derecho privado, íntegramente de propiedad del Estado.
Tiene como objetivo la prestación de servicios de saneamiento como agua potable y alcantarillado sanitario.
Ejecuta la política del sector en la operación, mantenimiento, control y desarrollo de los servicios básicos.
EDELNOR
Es una compañía que brinda servicios de distribución y comercialización de energía eléctrica.

El Estudio de Tráfico y la capacidad del equipamiento de los ascensores correspondientes al proyecto Time, está a cargo de la empresa Otis Ascensores.

Proyectista de la especialidad de Instalaciones Mecánicas
El diseño del proyecto Time correspodiente a instalaciones mecánica, está a cargo del Ingeniero Daniel Gutiérrez Castillo, especialista en Ingeniería Mecánica – Eléctrica.
Sanitarias
Proyectista de la especialidad de Instalaciones Sanitarias
El diseño y desarrollo está a cargo del proyectista José Walter Yactallo Felipa, especialista en diseño de instalaciones sanitarias.
Eléctricas
Proyectista de la especialidad de Instalaciones eléctricas.
El diseño y desarrollo está a cargo de la empresa FMT INGENIEROS S.A.C.
FMT INGENIEROS S.A.C viene desarrollando soluciones de ingeniería eléctrica en alta, media y baja tensión.
Acabados
Proyectista de Arquitectura. Empresa dedicada al diseño arquitectónico del Edificio Time con sujeción a la normativa técnica y urbanística correspondiente.
En el caso del proyecto Time, el encargo del diseño arquitectónico se le otorgó a la empresa Adolfo Chávez & Arquitectos Asociados.
Estructuras
Empresa dedicada al diseño estructural del proyecto, el diseño está sujeto a la normativa técnica vigente.

Asociación de trabajadores de construcción civil que busca defender los intereses de los trabajadores, ya sean económicos, profesionales y sociales. Se trata de una asociación que busca respetar el Régimen Laboral de Construcción Civil.
Asociación de Desocupados
Grupo de personas desocupadas pertenecientes al distrito donde se realiza la construcción del proyecto. Estas personas buscan contar con puestos de trabajo durante la ejecución del proyecto.

Supervisión
Entidad que realiza el seguimiento y control de los trabajos efectuados durante la construcción del proyecto, esta labor la realiza a través de un supervisor profesional.
El objetivo de la supervisión, es verificar las especificaciones técnicas, calidad, plazos, costos y programación del proyecto.
Usuario Final
